How do you determine what to do to an investment property?
When considering what to invest in and renovate in a property, you need to know that what you’re doing will have a return on investment. As a realtor, I know kitchens and baths sells, and curb appeal is critical. With this house, I will focus on updating the kitchen and beautifying the baths, before I address the outside of the home.
How did you tackle such a big project?
Honestly, I am still learning how to do this better. I anticipate each property will afford many learning opportunities, and this one is no exception. I’ve learned that partnering with a good contractor and coordinating together on the plan is a more effective tactic when undergoing a large scale renovation. Also, it’s important to start with mechanicals before you proceed with the aesthetic, which is why it takes so long for the pictures to look good. You start by working on the behind-the-scenes projects. You can’t ice the cake before making it.
